SEAI One Stop Shop: a deep retrofit managed in one go

A One Stop Shop is not a slightly larger individual grant. It is a managed package: assessment, contractors, grant paperwork and a follow-up BER. The grant comes off the invoice up front.

Official pages: SEAI One Stop Shop and multiple energy upgrades. Citizens Information: National Home Energy Upgrade Scheme (page edited 27 May 2026).

Eligibility

The home was built and occupied before 2011. After the works you need a BER of at least B2, plus either a heat pump or a primary-energy improvement of 100 kWh/m²/year. SEAI has said the uplift rule is dropped where a heat pump is installed — confirm on the live page. Homeowners, many private landlords and approved housing bodies can use a registered provider.

What the shop does

Home energy assessment; project management; grant application; contractor works; follow-up BER; sometimes finance. You do not send SEAI a stack of invoices yourself for the package.

Grant rows (indicative)

SEAI lists measure grants that can be wider than the individual route: heat pump €6,500 plus central-heating €2,000 and a €4,000 renewable-heat bonus; attic / rafter / cavity / internal / external insulation; windows; doors; floor insulation; solar; ventilation; airtightness; assessment €350; project management up to €2,000. Values vary by dwelling type. Always open the SEAI table for your house type.

Why packages stall

The home cannot reach B2 without work you will not fund; it is too new; you already claimed the same measure; you want a single cheap measure and not a package.

Dublin, Cork, Galway

The grant table is national. Dublin jobs still cost more to deliver (access, parking, diaries). SCSI 2025/26 rebuild rates are higher in Dublin than in Cork or Galway — useful as a labour-cost signal, not as a retrofit quote. SCSI calculator.

Catalogue vs One Stop Shop

Local Trades Ireland lists local trades you can call directly. A One Stop Shop package is a different contract. For standalone work see insulation, heat pumps and towns such as Dublin.

Frequently asked questions

Can I mix One Stop Shop and individual grants on the same measure?

Usually not for the same upgrade. Ask the One Stop Shop and read the SEAI rules before you start a second application.

Is the grant the full price?

No. It is deducted from the works. You still pay the gap, sometimes with a retrofit loan.

Do I pick every contractor myself?

The registered One Stop Shop assigns contractors. You are not browsing the open catalogue for the grant package.

What if I only want attic insulation?

Use Better Energy Homes / individual grants. One Stop Shop is for a deeper, multi-measure upgrade.
