Source for per-m² bands: roofcostcalculator.ie (2026 commercial guide). Concrete tile about €100–€130/m²; natural slate about €120–€180/m²; felt / fibreglass flat roofs lower. Scaffolding often €800–€3,500. These are not Local Trades Ireland measurements and not SCSI statistics.
How to read the range
Area × €/m² is only the skin. Valleys, chimneys, a steep pitch, veluxes and rotten timber move the total more than the town name. Ask whether the old covering, skip and scaffolding are inside the number.
Dublin, Cork, Galway
We do not have a government roof price by city. As a labour-and-access signal only, SCSI 2025/26 rebuild rates for a 3-bed terrace are about €3,130/m² in Dublin, €2,707 in Cork and €2,760 in Galway — Dublin sits clearly higher. SCSI rebuild calculator. On a roof, that usually shows up as parking, scaffolding on a tight terrace, and diary pressure — not as a published €/m² table.
What moves the price
Finish (tile vs slate); pitch and complexity; access for a skip; chimney and valley work; whether insulation is done at the same time; storm damage versus a planned strip.
Grants
A new covering is rarely an SEAI measure. Attic insulation under the roof can be — see attic insulation and SEAI individual grants. Split the invoice if both jobs happen together.
